Sun Prairie not included in Dane County rail talks

In June, Madison Mayor Dave Cieslewicz and Dane County Executive Kathleen Falk proposed the county commuter rail, to plan for Dane County growth that expects to add an additional 150,000 people by 2030.

The Capital Times writes,

So it’s no big surprise that, according to recent media accounts, a number of elected officials in outlying communities are adamantly opposed to the idea of creating a tax-imposing regional transit authority to help pay for the commuter rail system…

What is surprising is that the critics include elected officials in Sun Prairie, one of two suburbs — Middleton being the other — that would be served by the system’s first phase. And that among those critics is Democratic Rep. Gary Hebl, one of the most progressive, pro-environment legislators in Wisconsin.

Hebl was quoted as saying transportation is a statewide issue and that creating a patchwork of regional transit authorities isn’t the solution. He also criticized Falk and Cieslewicz for not including Sun Prairie officials — and those from other communities — in the decision-making process.

Could Sun Prairie tax payers end up getting a stuck with a bill that Sun Prairie officials did not get a say in?

Sun Prairie Fireman’s Park

The fireman’s Park in Sun Prairie needs more volunteers to help construct a new handicap-accessible play structure for ages 2-12. They are looking for volunteers through the 23rd of September.

The location is Angell Park in Sun Prairie. Anyone ages 10 and over can be on site, as long as they’re with a parent. They are looking for volunteers for between 8 am and 8 pm. Right now, they’re a bit behind schedule and do need about 100 volunteers per shift. PLEASE, PLEASE help! Even if only for a few hours!! There are a variety of duties needed. Activities for which help is needed include painting, cutting boards, serving food, working the volunteer table, handing out tools, stacking boards and setting posts.

For the Fireman’s Park, volunteers don’t need to register in advance, they can just show up!

Interest Rates Cut By The Fed

A rate cut was expected today, but the aggressive .50% rate in both the Federal Funds Rate and the Discount Rate surprised many, including myself.

The Federal Reserve lowered its benchmark interest rate by a half point to 4.75 percent, this is the first Fed rate cut in four years!

I have talked in past the housing market in Madison is slowing more on psychological reasons, instead of a fundamental reasons. This will probably help many buyers that are sitting on the fence start get more serious.

What is the holding inventory or absorption rate in Sun Prairie? How long would it take to sell a home?

How we calculate that data is:

• How many homes are selling in a month?
• Based on the current active inventory, how long would it take to sell?

So the average home sales in Sun Prairie is, 6 a month.

• 18 total sales since June 1st.

There are 189 current active listings for sale in Sun Prairie. If we said no more listings are allowed to come on the market, with an average of 6 selling a month, it would take 31.5 months to absorb the existing inventory.

This means Sun Prairie is definitely a buyer’s market.

We looked at total number of single family homes that had been listed in Sun Prairie started at January 1st, 07 thru to today. We then looked at the total number of single family homes that had sold in Sun Prairie in that same time period.

2007 is off pace by more than 100 sales in comparision to 2004. What is also enhancing the perception of a slow down of the Sun Prairie real estate market is the number of homes that have been listed and active listings. We will look at total homes on the market soon.
